In order to sell your house fast, you sometimes need to make some changes. A client might have a completely different reaction to your house if it were properly preped up for visitors.

1- Depersonalize
After a few years, our house becomes an exhibit where we show off our personal treasures. Before putting your home on sale, make sure that all your collections, family pictures or other personnal objects are out of sight. Take this opportunity to start putting stuff in boxes! A client might be able to see the potential of a room better if it shows off neutral items. NOTE: this does not mean that all art must be taken away! Instead, opt for accessible items, in neutral colors, that are prone to please to a larger number of people.
2- Fix
Ripped vinyl floor, holes in walls, cracked tiles, burnt counters...These are details that potential clients will notice. If a client feels that too much work needs to be done, he won't be interested. It is therefore very important to fix a couple of flaws before putting up the house for sale. Think about all those little things that get to you every day and telle yourself that the client will most likely notice them.
3- Update
The neutral color for 2010: gray. Forget oh-so-1980's light green walls and go for gray tones that are neutral and up-to-date. A hint of color in accessories, such as cussions, can be added in a calculated manner. Keep in mind that blue is most people's favorite color and that yellows and greens liven up spaces. Choose only one accent color so the room does not become too busy.
4- Clarify
Nothing is more confusing than to guess the purpose of rooms and nothing is more dull than an empty room. Assign a use for each room so clients will have a clear idea of their prupose. Rent furniture if needed and don't forget to decorate. Everything can be loaned so don't hesitate to furnish your house!
